    A 1920s villa on Bucknall Road, stripped right back and rebuilt into somewhere people wanted to live. I found every trade, booked them, sequenced them and chased them — plus the hundred small decisions in between that nobody warns you about. Both sales are on the public record if you'd like to check.

    Carpenter Road, live right now: the old house came down, the block was split, and two homes are going up side by side. Earthworks, footings, slab, frame, roof — every trade landing in the right order, because on a new build one turning up late doesn't cost you a day, it costs you three. That sequencing is the part I actually do.

    The invoice writes itself

    A pour finishes. The operator fills in a job sheet on his phone at check-out, and a priced draft invoice is waiting to be approved before he's off site. It chases its own missing paperwork and emails the office every Friday with what's been invoiced and who still owes. Built for a business billing by the hour and the cube, and running on its own since August.

    I'm not watching this industry from the outside.

    I'm Jazmin. My husband's a tradesman — which is how the name happened — and somewhere along the way I stopped being the person who answered the phone and became the person who runs the whole thing behind it.

    These days that means running the office for a handful of trade businesses — concreting, pumping, plumbing and whoever else needs me. Quoting, invoicing, scheduling crews, chasing money, sorting the mess when one job moves and six other trades have to move with it. Different trades, same week, same problems. I've stood on the wet slab. I've also sat up at 11pm working out why a job didn't get invoiced.

    I've project-managed my own builds too — including a 1920s villa in Glanville I bought at $825,000, took right back to the bones, and sold for $1.2 million. Every trade on it was found, booked, sequenced and chased by me.

    So when a homeowner tells me they can't get anyone to call them back, I know exactly why. And when a tradie tells me the admin is killing him, I'm not guessing — I've got the same problem, and I've spent the last few years building my way out of it.

    If you've taken on your own build as an owner-builder, you've worked out the hard part isn't the decisions — it's the twenty phone calls a week to people who don't ring back, and knowing who has to be booked six weeks before you need them. I run that whole sequence for you, from earthworks to handover. You stay the builder. You just stop being the switchboard.

    04 — Getting ready to sell

    Let's not spend $60,000 to add $40,000.

    There's a short list of things that genuinely move a sale price, and a much longer list that just costs you money on the way out the door. I project-manage pre-sale renovations to a deadline, with the trades already lined up — because a campaign date doesn't move just because the painter didn't turn up.

    Costed against what it actually returns

    We go room by room and separate what a buyer will pay more for from what just feels productive. New carpet and paint can shift a price. A pergola almost never pays for itself on the way out.

    Sequenced backwards from your campaign date

    Photos, first open, auction day. Everything is booked backwards from the date that actually matters — not "whenever the tiler's free". Painters need the plasterer gone first, and that only works if someone's watching the calendar.

    Trades who'll actually take a small job

    Short pre-sale jobs are exactly the ones trades drop when something bigger lands. Mine don't — because they want the next job off me, and they know a two-day job for me leads to a two-month one.

    One person running the whole thing

    You're already packing a house, fielding an agent and living somewhere that's half a worksite. You do not need six more phone numbers. You get me, and a straight answer on where it's up to.

    I've done this with my own money.

    I bought a 1920s villa in Glanville for $825,000, took it right back to the bones and back out the other side, and it sold for $1.2 million. That's where I learnt which jobs pay for themselves and which ones just feel like progress — and I'd rather tell you to skip something than watch you spend on it.

    Quotes before anything starts.

    Same as every other job I run — two or three quotes per trade, so you know what you're spending before a single tool comes out of a ute. If the numbers don't work, you're free to walk away and sell it as it stands. Sometimes that is the right answer.

    05 — My trades

    The trades I bring are already checked.

    You're not getting a name off a Facebook group. Every trade I put on your job has been through the same checks I'd want on my own build — and a lot of them have been on my own builds. That's the difference between a referral and a recommendation.

    Licensed for the work they're doing

    Current licences, checked against the actual job — not just "he's a builder". A tiler's licence doesn't cover your switchboard, and on your build that's your problem, not his.

    Insured — and I've seen the certificate

    Public liability current and sighted, not "in the mail". On a site you're legally responsible for as the owner-builder, that piece of paper matters far more than most people realise until it doesn't exist.

    This isn't a directory I bought. They're trades off our own jobs, or ones a trade I already trust put their name to — which in this industry is the only reference that's worth anything.

    The hardest one to check and the one that actually wrecks a build. I've watched these blokes work. If someone lets your job down, they don't get the next one — and they know it.

    You will never be handed one quote and told that's the price. For every trade on your job I bring back two or three, so you can actually compare — on price, on timing, and on who you'd rather have on your site. Then you choose. Not me.

    If your job needs a trade I don't already have, I source them and put them through the same licence and insurance checks before they ever quote you. You're never handed a stranger and told to hope for the best.

    Already got trades you like? Keep them. If you want to use your own sparkie or your brother-in-law's plumber for part of the job, that's completely fine — I'll book and sequence them alongside everyone else exactly the same way.

    08 — Questions

    The things everyone asks.

    Do we have to change how we work?

    No. That's the whole point. Everything runs inside ServiceM8 and Xero — the apps your crew already has on their phones. If the automation works properly, the only thing that changes is how much of your night it gives back.

    We're not on ServiceM8. Can you still help?

    Usually. ServiceM8 is what I know best because it's what we run, but the same ideas work with most job management and accounting software. Tell me what you're using on the call and I'll be straight with you about whether I can help.

    I'm selling — how far out should I call you?

    Earlier than you think — six to eight weeks before you want photos taken is comfortable, and four is doable if it's mostly cosmetic. The thing that catches people out isn't the work, it's the lead times: paint is quick, but a benchtop or a fence can be three weeks on its own. Ring me before you lock in a campaign date and I'll tell you honestly what fits.

    How long does it take?

    It depends entirely on what we're automating, so I won't pretend there's one answer. A single well-defined job is quick. Anything touching your pricing or your invoicing takes longer, because it has to be right before it touches a customer.

    What does it cost?

    I quote per job, once I understand what's actually eating your time — because "automate my admin" can mean an afternoon or a month. The call is free and there's no pitch at the end of it. If I don't think I can save you enough to be worth it, I'll say so.

    Is my business data safe?

    Your data stays in your ServiceM8 and Xero accounts — I connect to them, I don't copy your business somewhere else. You control the access and you can switch it off whenever you like. Happy to walk through exactly what's connected before anything goes live.

    Do you only work in Adelaide?

    Coordinating trades on a build is Adelaide — I need to know the people. The automation and website work is remote, so it doesn't matter where your business is.
